One Eastside is a flagship Build to Rent development in central Birmingham and one of our most ambitious residential projects to date. Appointed by Pension Insurance Corporation in 2023, we were brought on to deliver the full interior design scope across all RIBA stages, working in close collaboration with Glancy Nicholls Architects and the wider delivery team. Comprising 667 apartments and over 20,000 sqft of resident amenity, the scheme represents a significant investment in the future of city-centre living in Birmingham.

Our role was to shape the identity and experience of this development from the inside out, creating a vibrant, resilient, and future-ready living environment that speaks directly to the expectations of today’s renters.

Our design strategy was rooted in hospitality thinking, balancing comfort, functionality, and style to deliver an elevated rental experience. As with all of our early-stage concept development, we conducted extensive research into the site’s history and immediate urban context to inform the aesthetic direction.

Located near the former Midland Brewery and adjacent to Birmingham’s historic Law Courts, the design draws inspiration from the area’s industrial past. This heritage narrative informed a material and detailing language that is both expressive and grounded. Refined brasswork and terracotta brick detailing became core features of the scheme. In the main reception lobby, double-height lime-rendered terracotta arches frame the space, paired with recycled stone-content tiled flooring, a nod to the neighbouring Victorian architecture.

At level 49, a standout resident self-service bar is set within a brushed brass drum, a contemporary reference to the brewing vats of the former Midland Brewery. This careful layering of historical reference and modern design ensures that the interiors feel both authentic and forward-looking.

We approached the amenity offer as an ecosystem, where every space plays a role in enhancing wellbeing, fostering community, and supporting everyday living. The concept blends Birmingham’s industrial legacy with a contemporary, confident aesthetic, balancing layered textures, muted palettes, and tactile materials to bring warmth and identity to each space.

The scheme includes a wide range of resident-focused amenities, strategically located across the 3 building on the site to support community, wellbeing, and lifestyle:

Block A includes; main reception and ground floor café lounge, whilst at level 49 the amenities include a dedicated co-working lounge with focus pods a pod-cast suite and content creation room. A private dining suite, games lounge, residents bar and roof terrace.

Whilst in Block B a State-of-the-art gym, studio, and wellness spa complete with steam room, sauna, jacuzzi, plunge pool, treatment rooms and a juice bar, form a dedicated destination for resident’s wellbeing.
